Arizona home prices have risen roughly 60% since 2020 and remain about 11% above pre-pandemic trends even after a 2.9% decline last year, leaving less than half of households able to afford the monthly mortgage on an average-priced home. The state has an immediate housing shortfall of about 56,000 units. At current permitting rates, researchers estimate it would take over 119 years to close the gap.
