Baby Boomer Home Sales May Not Solve The Shortage Where It's Needed Most

While Baby Boomers own roughly 34% of all owner-occupied homes in the U.S., representing an estimated $13.8 trillion in housing value, new analysis suggests the anticipated release of that inventory will not align with where housing demand is most acute. Markets with the highest concentrations of older homeowners tend to be the same markets where younger adults face the greatest barriers to forming independent households, while regions with the strongest population growth have relatively smaller shares of aging homeowners. Additional complications include the age and condition of the housing stock held by this cohort, and a growing preference among older Americans to age in place rather than sell.
