A construction boom across the Mountain West is giving renters meaningful relief, with some Arizona markets seeing rent declines of 4-5% year over year, outpacing the national median decline of 1.5%. Researchers note that while rents remain above pre-pandemic levels, the supply-demand balance has shifted enough to give residents more negotiating power. The trend is also fueling growth in the “build-to-rent” sector, with estimates suggesting up to 10% of new single-family homes are now being built explicitly to rent.
