Phoenix multifamily rents grew slightly in the first quarter of 2026, at 0.4%, led by East Valley submarkets such as Chandler, Gilbert and North Scottsdale. However, vacancy remains at a decade-high of roughly 9%, with lower-tier properties seeing continued rent declines. Analysts warn that excess supply and weaker employment growth could push annual rent trends back into negative territory by year-end.
