As of the start of 2025, a new Arizona law prohibits cities from charging a tax on residential renters. But if the tax is still showing up on your bill, here’s what you should know.
Rental owners were supposed to notify renters in December about the tax change.
If your lease started on or after Jan. 1, the lease agreement should be free of any references to the rental tax. If your lease started before then, the rental owner should have lowered your rent by the amount previously charged as tax.
Other rental charges also should no longer include the tax, such as late fees.
The change does not apply to commercial properties, healthcare facilities, motels, hotels and short-term rentals booked for fewer than 30 days.
