Scottsdale’s First Maximum Energy Efficient Rental Community Breaks Ground

(MODUS Breaks Ground On Net Zero-Ready Rental Homes In Scottsdale — April 29, 2026)

MODUS Companies has broken ground on Avala, a 94-residence luxury rental community near Old Town Scottsdale designed to be the first single-family rental development in the city to earn a Net Zero Energy Ready designation, with homes engineered to reduce energy costs by 50% to 70% compared to conventional construction. The community will offer fully detached and shared-wall single-level homes with private backyards, smart home technology, and a centralized amenity building featuring a pool, fitness center, and mountain views. The development also includes the restoration of a Frank Lloyd Wright-designed building on the property, which will be repurposed as a shared live-work hub for residents.
