Sun Belt and Mountain West regions lead nation in drawing down apartment supply

After two years of heavy construction that pushed vacancies higher and rents lower, new apartment deliveries are now projected to fall by nearly 30% nationwide in 2025. Major markets like Phoenix are seeing some of the steepest reductions in new supply. Analysts expect that as construction continues to slow into 2026, supply and demand will gradually rebalance and may restore pricing power in once-overbuilt regions.
