Accessory dwelling units (ADUs) accounted for about 20% of California’s 125,000 new housing units in 2024, but experts warn their impact on easing the state’s housing crisis is limited. While ADU production jumped 14% last year, many are kept for family use or remain vacant, reducing their availability for renters. A UCLA study found ADUs are often priced at or above market rates, meaning they may not significantly improve affordability despite their growing popularity.
