Z Modular: Redefining Multifamily Housing in Arizona

With the multifamily industry under relentless pressure to deliver housing faster, better, and more affordably, Z Modular is doing something genuinely extraordinary right here in the Valley.

Modular housing flips the traditional construction model on its head. 

Instead of building an apartment community entirely on-site, Z Modular manufactures steel-framed residential modules in a controlled factory environment. Those modules are built largely indoors — up to 90% complete – and then transported to the project site for final assembly. 

The approach dramatically shortens construction timelines while improving quality, consistency, and predictability.

The speed advantage is striking. By allowing site work and building construction to happen simultaneously, Z Modular has cut development timelines roughly in half. Projects that once took 14 to 18 months can now be delivered in as little as nine months. As the company continues to scale, the goal is to reduce the timeline even further. 

 “We really condense the timeline of construction because while the foundation work is happening, the buildings (modules) are already being produced in the factory,” explains Sam Zekelman, the company’s Director of Marketing.

Beyond construction, Z Modular is one of the only companies in the U.S. that controls the entire process end to end, serving as developer, designer, manufacturer, builder, general contractor and property manager. 

That level of ownership removes friction from every phase of development, resulting in fewer delays, tighter quality control and far greater certainty for developers and residents alike.

Nowhere is this innovation more visible than at Z Modular’s Chandler manufacturing facility. 

The plant is a showcase of what modern construction can be: highly automated, technologically advanced and purpose-built for scale. 

It represents a fundamental shift away from weather-dependent, labor-fragmented job sites toward a precise, repeatable manufacturing process. With massive off-site production capacity, Z Modular can deliver thousands of units efficiently without compromising quality.

Just as important is what this model means for Arizona’s workforce. 

Z Modular’s factory-based approach creates stable, year-round jobs and supports apprenticeship programs that offer clear career pathways. Workers gain specialized, in-demand skills in a safer, more predictable environment. That represents a critical advantage at a time when the construction labor shortage continues to challenge the industry.

FLATZ 602 in Phoenix and FLATZ 520 in Maricopa are leasing modern, factory-built housing that combines high quality with exceptional speed to market.
